 Q:  Why did Wesley Apartment Homes establish the PTA Liability Waiver Program?

A:  At Wesley Apartment Homes, we believe strongly in cultivating the best possible relationship with our valued residents.  It is important for us to avoid allowing a simple accident to ruin that relationship.  The PTA Liability Waiver Program serves as a cost-effective and responsible means of helping to manage the bad “surprises" that can turn a mere accident into a financial catastrophe.  We have seen many situations where, even with renter’s insurance, the full cost of the accidental damage caused by a Resident was not paid, and the Resident remained liable for the difference.  Our goal in setting up the PTA Liability Waiver Program was to offer relief from these unfortunate situations.

Q: Does PTA Cover Personal Belongings?

A: NO! PTA is not an insurance product.  It is a Liability Waiver in which management relinquishes resident’s liability to accidental damages.

 

Q:  Is participation in the PTA Liability Waiver Program mandatory?

A:  The Entry Level Tier is mandatory and must be paired with a valid renter’s insurance policy.

If you decide to upgrade to either the optional Gold or Silver Tiers, your need to have a valid renter’s insurance policy is waived and satisfied under the Residential Lease Contract.

Q:  What if I have a non-family-member roommate?  Do we both have to participate in the PTA Liability Waiver Program?

A:  NO!  Participation in the “PTA” Liability Waiver Program is on a per-apartment basis.  However, the benefits are only one-per apartment.

 

Q:  Is the PTA Liability Waiver Program a form of insurance?

A:  NO, it is not insurance.  It is a private agreement to waive liability that the resident may owe to the apartment owner.  The Standard Benefits and Extra Perks are a bundle of accommodations from the apartment owner that are intended to soften the difficult consequences of an unfortunate incident that makes the apartment building uninhabitable for over ten days.  Wesley Apartment Homes is not selling or providing insurance.  Together, the resident and the apartment owner are cooperating to eliminate problems that can arise because of the absence or inadequacy of insurance.

 

Q:  What if I don’t have a Renter’s Insurance policy?

A: You do NOT need a renter’s insurance policy if you are enrolled in the Gold or Silver Tiers.

As you participate in the mandatory Entry Level plan and if your renter’s insurance lapses, then your rental account will automatically be charged the $35 High Liability Fee under the Residential Lease Contract with your community.

Q: What are the accidental events that fall under PTA?

A: Wesley Apartment Homes waives its right to recover from Resident for accidental damage to the apartment due to:

1.      Fire

2.      Smoke

3.      Water overflow or back-up
